How To Become A Real Estate Agent In Texas

Texas is known for its real estate and since it is such a big state, there are plenty of areas to choose from to begin your career. With regards to how to become a real estate agent in Texas, you will have to complete considerably more pre-licensing hours compared to most other states to prepare you to work in the market. This ensures that once you become a real estate agent in Texas that you have all of the tools that you need to succeed.

Part of learning how to become a real estate agent in Texas is knowing what to expect in terms of income potential. In this state, the median salary for those in this industry is $41,422. This is based on a salary range of $40,465 to $52,688 per year. Even the lowest 10 percent of agents earns an average of $39,594 in this state.

To become a real estate agent in Texas, there are certain criteria that you must meet. As long as you can satisfy these basic requirements, you are able to take your pre-licensing course and start working through the steps. As long as you complete them thoroughly and in order, it does not take long to get your license and begin your career.

The Basics

To ensure that you meet the minimum requirements to become a real estate agent in this state, you must ensure that you meet the following:

  • Texas requires that all people who start their pre-licensing courses are a minimum of 18 years old
  • You should be a citizen of the United States, or at least a lawfully admitted alien
  • To get your real estate license in Texas, you must be a resident of the state

Step One: Prelicensure Course

Texas is one of the states where aspiring real estate agents need to have a lot more hours compared to most other states when it comes to pre-licensing courses. They require that you complete 180 hours of education regarding real estate. During this time, you will learn about the local real estate laws and guidelines, as well as those related to real estate on a national level.

As you are working to achieve your pre-licensing hours, there are six courses that you will take. All of these consist of 30 hours each. No matter which of these you choose, it is imperative that the program is approved by the state of Texas. Should you choose a program that is not approved, the courses may not be applicable, resulting in you needing to retake your pre-licensing course to work toward your license.

Make sure that the program that you choose is able to provide you with transcripts and a completion certificate. You will need to be able to present such documents as you continue on through the licensure process.

Step Two: Final Course Examinations

In Texas, you will have to take a final course examination for all of the six primary courses that you take during your pre-licensing program. For all six of these examinations, you must achieve a minimum of 70 percent of each of them to pass. It is best to schedule them a little bit into the future so that you have time to study and fully prepare for each of them.

You will take each of these examinations as you finish each of the courses. To take the tests and ensure that they count, they must be proctored. Most in-person pre-licensing programs will provide a proctor for students so that you can take your examinations in accordance with the state’s requirements.

However, if you do an online course, you might be responsible for finding your own proctor to oversee you taking the examinations. If you do choose an online course, you should determine if finding your own proctor is needed before you even begin. This will give you some time to prepare.

Passing these examinations on your first attempt is important. If it takes you more than once, this will delay you in sitting for your licensing examination. Because of this, make sure that you are completely prepared for each examination before you schedule a proctor for your test.

Step Three: Licensure Application

You are eligible to apply to take the test for your real estate license once you successfully complete your pre-licensing program and pass all of the final examinations. For those who are new to becoming real estate agents in Texas, expect approximately $350 in fees for your license. This includes a few different fees that you are expected to pay, including examination, application and processing fees.

When you are working on your application, it is very important that you fill out all of the required information accurately. Any mistake could cause delays in you getting your appointment to take your licensure examination.

Step Four: Fingerprints and Background Check

Texas will not approve anyone to take the salesperson examination if they do not have a current background check and fingerprints on file. Step Five: Real Estate Salesperson Examination

Once the state of Texas approves your application, you are allowed to schedule your examination for your real estate license. Pearson VUE (pearsonvue.com) is the company that will administer your examination. You will sign up for your test via their website.

You will be given a Candidate Handbook once Texas approves you to take your licensing examination. This will explain everything that you need to know about taking your licensing examination.

You will take the examination in two parts. One part is 150 minutes long and it consists of the national portion of the test and there are 85 questions. For the second part, you are given 90 minutes. Here you will focus on the state part of the test. There are 40 questions that you need to answer. Both parts of this test are multiple-choice style.

Step Six: Pick a Sponsoring Broker

To get your license to sell real estate the state requires that you have a sponsoring broker representing you in Texas. Ensure that the broker that you choose is in line with your goals as they will also act as a mentor as you learn how to navigate the real estate market.
